Who this is for

We fit owner-operated US residential property management companies of roughly 50 to 500 doors, and we would rather tell you now if that is not you.

This fits you if

  • You manage residential property in the United States — single family, small multifamily, or a mix.
  • You are somewhere between about 50 and 500 doors. Below fifty there usually is not enough repetition to be worth automating. Above five hundred you are big enough to hire for this.
  • The company is owner-operated. Someone whose name is on the door still makes the decisions.
  • You already run AppFolio, Buildium, Rent Manager, Yardi Breeze, DoorLoop, Propertyware or Rentvine — and you have no wish to leave it.
  • Your team is roughly three to twenty-five people, and at least one of them is quietly holding a process together on their own.
  • The bottleneck is the work around the software, not the software itself.

This does not fit you if

  • You manage HOAs or community associations only. The deadlines, the meeting cycle and the owner relationship are a different shape, and we do not know them well enough to be useful.
  • You manage commercial property only. Different leases, different accounting, different reporting. Some of what we build would transfer; enough of it would not.
  • You are an enterprise with in-house IT. You already have people whose job this is, and you will get a better result directing them than briefing us.
  • You want software to buy. We are a team, not a product. There is nothing to license and nothing for your staff to log into.
  • You want the cheapest option. We are not it, and pretending otherwise wastes a call for both of us.
  • You need a new property management platform first. That is a different job — and one we do, under software selection.

Turning work away is cheaper than taking on the wrong kind. If you are reading the second column and recognising yourself, that is the system working.


The honest edge cases

A few situations that go either way

Some companies sit on the line. These are the three we get asked about most, and what we usually say.

We are at 30 doors but growing fast.

Take the scorecard anyway. If most of your score is low simply because you are small, we will say so and tell you to come back later. If you are growing quickly, the systems worth putting in are the ones that stop the next hundred doors costing you two hires.

We manage residential and a handful of commercial units.

That is usually fine. Where residential is the bulk of the book, the commercial units ride along on the same systems. Where it is closer to half and half, the reporting starts to pull in two directions and we would want to talk it through first.

We are on a platform you have not listed.

Tell us which one. The list on this site is where we have the most reps, not a hard limit. Almost everything we build runs off a report your software can already email out on a schedule, and very few platforms cannot do that.
