Fractional CTO for property management companies

A fractional CTO gives you senior technical ownership a few days a month, so software decisions get made deliberately instead of by whoever happened to be free.

The problem

What this actually costs you today

At fifty doors you do not need a technology strategy. Somewhere on the way to five hundred you do, and there is rarely a moment when that becomes obvious.

What usually happens is that the technology decisions fall to whoever is most comfortable with a computer, on top of their actual job. They make reasonable choices with no time to look ahead, and three years later the operation is held together by eleven subscriptions and one person’s goodwill.

How it works

What we build, step by step

  1. We start with where you are

A stack audit and a process map, so the advice is about your operation rather than the industry in general.

  2. We agree a roadmap

What to fix this quarter, what to leave alone, what to plan for at double the door count. Written down, revisited, and adjusted when the business changes.

  3. We own the vendor conversations

Renewals, negotiations, demos, contracts. It is a slow drain on an owner’s week and it is work that gets better with experience.

  4. We stay accountable between sessions

A standing rhythm rather than an occasional call, so somebody is watching the things that only show up over months — security, cost creep, key-person risk.

What changes

What changes for your team

  • Technology decisions stop landing on the owner at the end of a long day.
  • You have someone to ask before signing, not after.
  • The roadmap survives a staff change, because it exists outside anyone’s head.

No rip and replace

It runs on the software you already have.

Your property management software stays your system of record. Nothing here asks your team to log into somewhere new, and nothing here replaces the platform you already pay for.

Some platforms don’t open their API to most customers. That doesn’t block us. Almost everything we build runs off a report your software can already email out on a schedule.

Questions

What people ask about this

How much time is this?

Typically a small number of days a month, plus availability in between. It is deliberately not a full-time role — companies your size do not need one, and paying for one is how good money gets wasted.

Do you write code for us?

We build the automation you ask for, and we oversee anything a third party builds. Where a custom build is not worth it, the useful part of the role is saying so.

Is this a long contract?

No. It is month to month, like everything else we run. An arrangement that depends on a lock-in is not one either of us should want.
