Growth
Owner acquisition for property management companies
Owner acquisition works when every enquiry gets a fast first response and a structured follow-up, instead of depending on who happened to pick up the phone.
The problem
What this actually costs you today
Owner growth is usually referral-shaped and invisible. Somebody knows somebody, a call happens, and either it lands or it does not. Nobody could tell you how many enquiries came in last quarter or what happened to them.
The leak is almost never at the top. It is in the follow-up — the enquiry that arrived on a Friday, the owner who asked for a proposal and never got chased, the referral that was going to be called back on Monday.
How it works
What we build, step by step
Every enquiry becomes a record
Web, phone, referral, walk-in. One pipeline, with the source attached, so the question "where do our owners come from" finally has an answer.
The first response stops depending on the hour
An immediate, useful reply with a way to book time. Same speed on a Sunday night as on a Tuesday morning.
Follow-up is a sequence, not a memory
A defined cadence after the first conversation and after a proposal. Most owner deals are lost to silence rather than to a competitor.
Onboarding starts itself
When an owner says yes, the agreement, the document collection and the unit setup begin without anyone starting them. The first fortnight is where new owners decide what they think of you.
What changes
What changes for your team
- You know how many owner enquiries you get and what happens to them.
- Nobody is trying to remember who they promised to call back.
- A new owner’s first two weeks feel organised, which is when they are most likely to tell someone.
No rip and replace
It runs on the software you already have.
Your property management software stays your system of record. Nothing here asks your team to log into somewhere new, and nothing here replaces the platform you already pay for.
Some platforms don’t open their API to most customers. That doesn’t block us. Almost everything we build runs off a report your software can already email out on a schedule.
Questions
What people ask about this
Is this cold outreach?
No. This is about not losing the enquiries you already get, which is almost always the cheaper problem to fix. Cold acquisition is a different exercise and a worse first move.
Do we need a CRM?
You need a pipeline. Sometimes that is a CRM, often it is something your property management software already does badly and can be made to do well. Adding another subscription is the last option, not the first.
What about proposals?
Those get automated too — built from the enquiry details so they go out the same day rather than sitting on someone’s list until the weekend.
