    Not one alert on the day. A first warning with enough time to act, a second when it is getting close, and an escalation to someone senior if it is still open.

  3. The paperwork is ready on the right day

    When a notice or a return statement is due, it is generated with the correct state language and the correct figures, waiting for review rather than waiting to be started.

  4. Nothing closes silently

    A deadline is only marked done when the thing that had to happen actually happened. What is still open is visible on one board.

We build to the rules you and your attorney confirm, state by state. We are not a law firm and we do not give legal advice — we make sure the dates you are already bound by are tracked and surfaced early.

What if we manage in more than one state?

Each property carries its own rule set, so a deposit in one state can have a different window from a deposit in another. That is exactly the case where a spreadsheet starts going wrong.
