For US property managers · 50–500 doors

You already bought the software. Nobody finished wiring it up.

Your property management software does its part. The work that falls between it, your inbox and your phone still lands on people — the late rent chased by hand, the maintenance text at 11pm, the owner report rebuilt every month. That’s what we build and run, inside the tools you already have.

Sound familiar?

Most of this isn’t a people problem. It’s a systems problem.

Rent is late and someone is dialling.

The same calls, the same texts, the same spreadsheet, every single month.

A pipe bursts at 11pm.

It’s your phone that rings — or nobody sees it until Monday.

Month-end takes days.

Owner reports rebuilt by hand, then emailed one at a time.

Deadlines live in someone’s head.

Deposit returns, notice dates, lease expirations.

None of it is anyone’s fault. It’s what happens when the systems stop at the edge of your software.

The cost of the gap

Every one of these has a price attached.

The gap between systems has a running meter on it. These are published industry figures, not our numbers — we have no results of our own to show you yet.

Contact a new enquiry within an hour and you are nearly seven times more likely to have a real conversation with a decision maker than if you wait just one hour longer.

Harvard Business Review, “The Short Life of Online Sales Leads”, 2011.

None of this shows up as a line item. It shows up as a week that never has room in it.

The Obexron scorecard

Seven questions. One honest picture of your operation.

Property management automation means connecting the software a company already runs and automating the work that happens around it — the messaging, follow-ups, routing and reporting.

We score how you handle owners, after-hours maintenance, rent collection, legal deadlines, applications, turnovers, and the knowledge that lives in one person’s head. Each area gets a level — manual, basic, connected, or automated — and you get a total out of 21.

You also get the one area costing you the most right now, and what fixing it would involve. No pitch attached, and you keep it either way.

Your free scorecard

Seven questions, two minutes, and your score appears on screen. We need this much to put your name on it.

No card, no call booked yet. You see your score before anything else happens.

Question 1 of 7. Owner retention How would you find out that an owner was unhappy?
Question 2 of 7. After-hours maintenance A tenant reports a leak at 11pm on a Saturday. What actually happens?
Question 3 of 7. Rent collection Rent is late on the 6th. Who chases it?
Question 4 of 7. Legal deadlines Who tracks your deposit return deadlines and notice dates?
Question 5 of 7. Fair housing proof If someone filed a fair housing complaint tomorrow, could you show exactly how every applicant was treated?
Question 6 of 7. Turnover Last time a tenant moved out, how did the turn get managed?
Question 7 of 7. Knowledge in one head If your operations person quit tomorrow, what breaks?

One last thing, then your score.

The first box is required. The second is not, and ticking it makes no difference to what you see next.

What we build

Seven systems, built and run for you.

Automation for property managers works best as a service, not a purchase: these are the seven systems we build around the software you already run.

Owner retention

Reports always on time, and a flag when an owner goes quiet.

After-hours maintenance

Answered instantly, triaged, vendor dispatched, human woken only when it’s real.

Rent collection

Reminders before, escalating notices after, payment links in every message.

Deadline guard

Every legal clock tracked, with warnings well before it hits.

Fair housing proof

Same questions, same order, every applicant, permanently logged.

Turnover

The whole sequence fires from the move-out date, so units list sooner.

Knowledge capture

Get it out of one person’s head and into systems.

No rip and replace

AppFolio stays. Buildium stays. Whatever you run, stays.

Your property management software remains your system of record. We build the layer around it — the messages, the follow-ups, the routing, the reporting. Your team keeps working exactly where they work now. There’s nothing new for them to learn.

Some platforms don’t open their API to most customers. That doesn’t block us. Almost everything we build runs off a report your software can already email out on a schedule — the same one you probably already send your bookkeeper.

AppFolio automation, Buildium automation, Rent Manager automation and Yardi Breeze automation all land the same way here: the platform stays where it is, and the work around it gets built.

How it works

Three steps, and we do most of them.

Property management workflow automation runs in three steps here, and the first one is free.

  1. 01

    The scorecard — 20 minutes.

We walk your score area by area and show you what fixing the top one involves. You keep the plan either way.

  2. 02

We build — days, not months.

Fixed scope, fixed price, connected to the tools you already have.

  3. 03

    We run it.

We monitor it, fix it when something upstream changes, and keep improving it. A tech team without the hire.

Straight answer

We’re new. We’d rather say so.

You’ve probably never heard of us, and we’re not going to pretend otherwise with a wall of logos. So we’ve put the risk on our side instead of yours.

  • The scorecard is free, and you keep it whether or not we ever speak again.
  • The first build is fixed price. You know the number before anything starts.
  • No long contract. The monthly plan is month to month.
  • If a month doesn’t move your operation forward, that month is refunded. No debate, no scope argument.

Questions

The things people ask before they book.

Is this software we have to install?

No. We’re a team, not a product. We connect the tools you already use and build the automation for you. There’s nothing for your staff to log into and nothing new to learn.

Do we have to leave AppFolio or Buildium?

No. Your property management software stays your system of record. We build the layer around it — the messaging, the follow-ups, the routing and the reporting that happen outside it.

What if our software doesn’t have an open API?

It doesn’t block us. Almost everything we build runs off a report your software can already email out on a schedule. Most of what we build never needed to sit inside your software anyway.

What does it cost?

The scorecard is free. From there, fixed-price single builds, or a monthly plan priced by portfolio size. You’ll get exact numbers on the call, with no surprises afterwards.

Is the scorecard really free, or is it a sales call?

It’s free, and you keep the result. We’d rather show you something useful than pitch you. If it makes sense to work together afterwards, we’ll say so plainly.

What happens to our staff?

They stop doing the repetitive half of their job. Nobody’s role disappears — the tedious parts of it do. The work that actually needs a person is the work they keep.
