Privacy Policy

1. Who this is

This site is operated by Ahmed Bahig, trading as Obexron (“we”, “us”). For anything in this policy, write to hello@obexron.com and a person will reply within one business day.

2. What we collect, and why

The scorecard

The scorecard is the only place on this site that asks for much. When you complete it, we receive:

• Your company name, your name, your email address and your phone number.
• How many doors you manage, as a range, and which property management software you run. The software question is optional.
• Your answer to each of the seven questions, the total out of 21, the band that total falls into, and which area scored lowest.
• Whether you agreed to these terms, and whether you opted in to text messages.
• The time you submitted, the page you submitted from, and the site that referred you.

We use it to produce your score, to prepare for the walkthrough call if you book one, and to contact you about it. The lawful basis, where it matters to you, is your consent and our legitimate interest in responding to an enquiry you started.

One thing worth knowing: we receive your contact details when you leave the first step, before you finish the questions. If you abandon the scorecard halfway, we still have your name and email. We do that so a half-finished scorecard is still something a person can follow up on. If you would rather we did not have it, email us and we will delete the record.

The contact form

Your name, email address, company name if you give one, and your message. We use it to reply to you. That is all.

Text messages

The scorecard has a separate, optional tick box for text messages. It is never required to see your score, and leaving it unticked changes nothing about what you are shown. If you do tick it, we may text you occasionally about your scorecard and what we build. Message and data rates may apply. Reply STOP to any message to opt out, or HELP for help. We do not share your number with anyone for their own marketing.

Cookies and browser storage

This site sets nothing in your browser until you choose on the cookie bar. Before you choose, campaign parameters from the address bar are held in memory for that page view only, and are discarded if you leave without choosing.

• Accept all — we store your choice, we keep the campaign parameters that brought you here for the length of your visit, and analytics or advertising tags may load.
• Accept necessary — we store your choice and nothing else. No tags load, and no campaign parameters are kept or sent.
• Reject all — the same as above, and anything already held from this visit is cleared.

There are exactly two keys:

• obx_consent, in local storage. Your choice, and when you made it. This is the strictly necessary one — without it we would have to ask you again on every page. It stays until you clear your browser data.
• obx_tracking, in session storage, and only if you chose Accept all. The campaign parameters in the link you arrived on: utm_source, utm_medium, utm_campaign, utm_content, utm_term, gclid, fbclid, plus the page you landed on and the site that referred you. It is deleted when you close the tab.

You can change your mind at any time. There is a Cookie settings link at the bottom of every page.

As of the date at the top of this page, no analytics or advertising tags are installed on this site. The consent bar is in place so that if we ever add them, they cannot load without your permission.

Server logs

Our hosting provider records ordinary web server logs — IP address, browser, the page requested, the time. That is how the internet works, and we use those logs only to keep the site running and secure.

3. What we do not do

• We do not sell your personal information, and we never have.
• We do not share it with anyone for their own advertising or profiling.
• We do not buy lists, and we do not enrich your record with data bought from anywhere else.
• We do not use your information to make any automated decision that has a legal effect on you. The scorecard is scored by simple arithmetic and shown to you, not used to decide anything about you.

4. Who else sees it

We use a small number of third parties to run the site and the business. Each one sees only what it needs.

• Our hosting provider, which serves these pages.
• Our email provider, so we can reply to you.
• The automation platform that receives the scorecard, which stores your submission so we can act on it.
• Cal.com, our scheduling provider. The booking calendar on /book/, and the one that appears with your scorecard result, are loaded from Cal.com and run in your browser. Cal.com can therefore see your IP address, your time zone and the page you booked from, and it receives whatever you enter to book — your name, your email, and anything you type in the notes. If you reach it from your scorecard result, your name and email are passed in so you do not have to type them twice.
• Google Fonts, which serves the typeface. Your browser requests the font files from Google.
• Brandfetch, which serves the company logos on the homepage. Your browser requests those images from their CDN, which means Brandfetch can see your IP address and the page you were on. No cookie is set by it.

We may also disclose information if the law requires it, or to protect our rights or someone’s safety. If that ever happens we will tell you unless we are legally prevented from doing so.

5. How long we keep it

• Scorecard submissions: up to 24 months from your last contact with us, then deleted.
• Contact form messages: up to 24 months from our last reply, then deleted.
• Client records: for as long as we work together, and then for as long as tax and accounting law requires.
• Text message opt-ins: until you reply STOP, or until we delete your record.

Ask for deletion at any point and we will do it sooner, keeping only what we are legally required to keep.

6. Your choices

Whoever you are and wherever you live, you can ask us to:

• tell you what we hold about you,
• give you a copy of it,
• correct anything that is wrong,
• delete it,
• stop emailing or texting you.

Email hello@obexron.com. We will answer within 30 days, and we will not charge you or make it difficult. We may need to check you are who you say you are before we hand over a copy of anything.

Residents of California, Colorado, Connecticut, Virginia and other states with their own privacy laws have these rights in statute, including the right to appeal if we refuse a request and the right not to be treated differently for exercising them. If we ever refuse, we will tell you why and how to appeal. We do not sell or share personal information as those laws define it, so there is nothing for you to opt out of on that front.

7. Security

The site is served over HTTPS. Access to submissions is limited to the people who need it. No system is perfect, and we would rather say that than claim otherwise — if something goes wrong that affects you, we will tell you promptly and plainly.

8. Children

This site is for people running a business. It is not directed at children, and we do not knowingly collect information from anyone under 16. If you think we have, email us and we will delete it.

9. Changes

If we change this policy we will change the date at the top. If a change is significant — a new category of data, a new third party, a new purpose — we will say so clearly rather than quietly updating the date.
