Automation

Turnover automation for rental property managers

Turnover automation means the entire turn sequence fires from the move-out date, so the unit is listed the hour it is ready rather than the week somebody gets to it.

The problem

What this actually costs you today

Every vacant day is rent nobody will ever collect. Not deferred — gone.

A turn is a dozen small handoffs in a fixed order: inspect, quote, schedule, do the work, check it, photograph it, price it, list it. Any one of them waiting on a person to notice adds a day, and the days do not overlap. They stack.

How it works

What we build, step by step

  1. The move-out date starts the clock

The moment a notice is logged, the whole sequence is scheduled backwards and forwards from that date. Nobody has to start anything.

  2. Inspection and scope happen first, not last

The inspection is booked, the findings become a scope, and the vendors who need to quote are asked while the tenant is still moving out.

  3. Vendors are scheduled in the order the work needs

Paint before flooring, flooring before cleaning. Each trade is booked as the one before it confirms completion, and a slip in one moves the ones behind it.

  4. Listing goes live the hour it is ready

Final check passes, photos are in, the listing publishes and syndicates. Not on the next marketing day — that hour.

What changes

What changes for your team

  • Nobody is holding the sequence in their head or working from a printed checklist.
  • A slipped vendor moves the schedule instead of silently costing you four days.
  • You can see every unit in turn, what stage it is at, and what it is waiting on.

No rip and replace

It runs on the software you already have.

Your property management software stays your system of record. Nothing here asks your team to log into somewhere new, and nothing here replaces the platform you already pay for.

Some platforms don’t open their API to most customers. That doesn’t block us. Almost everything we build runs off a report your software can already email out on a schedule.

Questions

What people ask about this

What if the tenant leaves the unit in a bad state?

The scope changes and the schedule recalculates. That is the case this handles best — an unexpected two weeks of work is exactly when a manual checklist falls apart and vendors get double-booked.

Does this book vendors without us seeing it?

Only within the rules you set. Most companies let routine trades book themselves and hold anything above a threshold for approval. You choose where that line sits.

Can it handle several turns at once?

That is the point. One turn is manageable by hand. Nine at the end of summer is where days start disappearing, and the sequence does not care how many are running.
