Property management software selection
Software selection done properly starts with what your operation actually has to do, and only then looks at which platform does it — not the other way round.
The problem
What this actually costs you today
Every platform demo goes well. They are built to. You leave with a feature grid, a discount that expires on Friday, and no clearer sense of which one fits the way your company actually runs.
The features almost never decide it. What decides it is the twenty things your operation does that are slightly unusual, and whether the platform makes those easy, awkward, or impossible.
How it works
What we build, step by step
We write down what you actually do
Not a wish list. The real operation: your unit mix, your owner reporting, your approval thresholds, your trust accounting, the exceptions you make and why.
We turn that into scored requirements
Weighted by what it costs you when it is wrong. A gap in trust accounting is not the same size of problem as a gap in a dashboard, and a flat feature grid pretends they are.
We run the demos with you
With your scenarios, not theirs. "Show me this owner statement, for this unit mix, with this fee structure" ends a demo much faster than a feature list does.
You get a recommendation with the reasoning attached
Including what you would be giving up, because every one of these platforms has something it is worse at. You should know which trade you are making.
What changes
What changes for your team
- The decision is made against your requirements instead of the quality of the sales call.
- You go into pricing knowing exactly what you need, which is a different conversation.
- Whoever inherits the decision can read why it was made.
No rip and replace
It runs on the software you already have.
Your property management software stays your system of record. Nothing here asks your team to log into somewhere new, and nothing here replaces the platform you already pay for.
Some platforms don’t open their API to most customers. That doesn’t block us. Almost everything we build runs off a report your software can already email out on a schedule.
Questions
What people ask about this
Do you take commission from any platform?
No. We take no referral fees, no reseller margin and no commission from any software vendor. If we ever did, this page would say so, because you could not trust the recommendation otherwise.
What if the answer is to stay where we are?
It often is, and we will say so. Migration is expensive and disruptive, and "your current platform is fine, the problem is the layer around it" is a common and entirely legitimate finding.
Do you help with the migration afterwards?
Yes, if you want us to — that is a separate piece of work. Plenty of clients take the recommendation and run the migration themselves.
